Energy Performance Certificates (EPC's)

Non-Domestic (Commercial) Buildngs account for around 24% of the UK's total CO2 emissions.

The UK Government has introduced EPC's to comply with the European Directive for the Energy Performance of Buildings (EPBD).

EPC's are required for all Commercial Buildings when they are built, sold or leased; by 01 October 2008* all such buildings will require an EPC (subject to transitional arrangements).

An EPC records how energy-efficient a building is, and provides a rating of carbon emissions on a scale of A to G where A is very efficient and G is very inefficient. It is produced using standard methods and assumptions so that buildings may easily be compared.

The EPC is accompanied by a Recommendation Report that lists measures to improve the energy efficiency of the building.

When a building or 'unit' is sold or let, it is the landlord's responsibility to ensure that an EPC is provided and made available to all prospective purchasers or tenants when it is marketed.
